When I was "invited" to Village Vines - I was sceptical that this was just another program that would clog my inbox with daily offers that are 95% useless. Sure - they may be a good deal on dinner - but you can generally use only one coupon per table - or the coupon did not include drinks.

It is not my idea of "LivingSocial" if to use the coupon - I have to sit at the bar by myself.

This concept is different. It gives you 30% off your entire bill for your entire party. No fuss, no muss - just a hefty discount. I went to Indique Heights in Bethesda on Saturday and ran up a bill of $200 with my wife and group of friends before a late movie. The bill was promptly discounted to $120 - after the discount was applied.

I don't know about how others live - but eating and drinking for me is social. A 30% discount on the entire table is pretty sweet.

What is the catch? Well - you have to sign up - which takes about 5 minutes. You have to look at the current DEALS and see which restaurants are participating for the day you want to eat. Make a reservation through their system (Think Open Table) - and pay a $10 charge.

Did I say CHARGE? Yes I did. For me - paying $10 for the reservation was well worth the $60 discount.

You can also get credits for convincing others to join. They will credit your account $10 for each person or group that signs up on your recommendation. Certainly worth a try.

Construction Update - Lot 31 - Upscale Condos

For the past few years we have all been wondering what would be built on the county parking lot - known as lot 31 - adjacent to Bethesda Row. The Washington Post gave us an answer to this question in an article yesterday.

Monty Hoffman, owner of PN Hoffman and Doug Firstenberg owner of StonebridgeCarras spoke with Johnathan O'Connell of the Post to give them an overview of what is to come.

Latest word is that there will be 60 luxury condominiums above retail at street level. Prices of the condo units will range from $750,000 to $3,000,000. They are hoping that construction can begin next spring or summer. Much depends upon their ability to convince financial backers that the project is viable.

In addition - there would be over 40,000 square feet of ground level retail space and close to 1,300 underground parking spots. This will considerably increase the amount of parking that is there currently - and hopefully be enough to support the additional commercial and residential development.

The names of the projects will be "The Loft's" for StonebridgeCarras and "The Darcy" for PN Hoffman. "The Darcy" is named in honor of 19th century Bethesda store owner William E. Darcy.

Any concern about construction of this new project wreaking havoc in the resale market should now be allayed. The high end construction would be more likely to raise prices in our marketplace then depress them. For all condo owners in the area - congratulations! Your values will be going up.

The fall selling season is here - and the Bethesda/Chevy Chase market is vibrant. While last year at this time there were close to 10 units on the market for sale. Currently - there are only two units on the market and both are being shown quite a bit.

What does this mean?

The glut of inventory in the condo market in Bethesda/Chevy Chase is gone. New construction units at The Adagio and The Chase are almost sold out, and this has allowed the inventory to sell in our building. This bodes well for all units for sale at Crescent Plaza - and I'd love to have a few more to show.

Within the next two weeks I will be putting 2 separate one bedroom units on the market. Both units are on upper floors - and have parking included with the sale. Stolen Bicycles This Week!

Garage Issues

Some unlocked bicycles were stolen over the weekend from our garage. As our door opens and closes an average of 800+ times per day, are our first line of defense for the safety of our building.

If someone looks suspicious do NOT hesitate to call either 911, or the non-emergency police number 301-279-8000. They are very responsive to this number which can also be used to report issues such as noise, parked cars blocking the street, etc. Please take care and drive slowly in the garage and when entering from Miller Avenue.

We have found many cigarette butts in the garage.Please remember that smoking in the garage is against the law and extremely dangerous.

Update on Parking Lot (Lot 31) Construction

Lot 31 Verizon Conduit Installation Work Update.

The February weather and a few "extra" unidentified items in the area of the manholes have delayed the project schedule considerably. All the manholes are now under construction or finishing construction. The conduit work that connects the manholes is underway and as you can all see the Lot 31A conduit path is also well underway. A few specifics:

-- Manhole at Barnes & Noble. The roof for the Barnes and Noble manhole has been poured. Next week they will work to remove the protective barrier and install a temporary patch on both the road and the sidewalk. They will need to close the lane again for a couple of days when they come back at the end of the project to permanently repair the sidewalk and road paving/surfaces. That will occur in June.

-- Manhole at Leland Street. Existing conduit had to be lowered going in and out of this manhole. The contractor has completed that work and now the new manhole roof needs to be poured. That work will be sequenced with other concrete pours over the next few weeks. This area will then have the plates removed and a temporary asphalt patch on the roadway.

-- Manhole at Miller Avenue. This work has just begun. They have about 6-8 weeks of work at this manhole.

-- Lot 31A. All the support piles were drilled successfully. The area is currently being excavated for the conduit path. They expect to begin the actual conduit installation next week. There is still approximately 1 month's worth of work in Lot 31A and then they will be restoring the parking lot.

-- Conduit installation. The conduit installation is currently going on right at the intersection of Bethesda/Woodmont. They have completed some sections along Bethesda and will be connecting the network over the next few weeks. It is very tedious work in that they are keeping the intersection open so their segments are small. Following this work they will proceed back to the connection for the two manholes at Leland and Miller.

They expect to be out of the roadway with all repaired in June.

Snomageddon - BLIZZARD 2010

Well, I had all the best intentions of working all weekend. I am sure many of us in Bethesda, Chevy Chase and Potomac had our plans thwarted by the incredible snowstorm.

Although I constantly shoveled through the storm - last count 5 complete sweeps of the driveway and walk - it was almost impossible to keep up with Mother Nature.

Many of us woke up this morning to a cold house. A majority of Potomac and Bethesda lost power starting at 1 a.m. last Saturday. I was frustrated thinking of how long I waited in line for food to get us through this storm only to realize I couldn't cook anything without power. Thankfully - Pepco restored power to our neighborhood about 1 p.m. on Sunday afternoon. The house was down to about 52 degrees. I am happy to report that the furnace is running full speed and we are back to a toasty 65 degrees.

How long will it take for us to recover from this storm? Typically - my street is not plowed until a few days after a big storm like this. I am pretty sure that whether I like it or not, I am stuck at home through Friday. Montgomery County has closed schools for the entire week to allow them to clear the school lots and sidewalks. Looks like those kids that wore their pajamas inside-out will have their wish. No school - exhausted fun in the snow - and very tired and frustrated parents by mid-week.

Most importantly - be safe in this weather. The snow is heavy - take your time shoveling the driveway and walks - do it in sections and don't risk your health. If possible hire a neighborhood kid to help you out.

Take a few moments to put the panic and anxiety aside. Look at the beauty in the snow - and enjoy the time with your spouse, friends, family kids and Mother Nature. Enjoy!

Friday Wine Review - Domaine Charbonniere - Perdrix - Chateauneuf du Pape – 1998

Ahh, the joys of having a cellar. With the economy ailing, and me being in an industry that has been severely affected, I am happy to have a cellar to drink during the downturn. I have been drinking 1998 Chateauneuf du Pape on and off for almost 10 years. It was a great vintage, and most of the wines have held up very well.

I was curious how this Domaine held up. A reasonably priced wine, it cost about $25 when I purchased this in 2001. It was a bit tight when I tasted it back then, and has had time to mellow over the years. The tannins have softened, and the wine has morphed into a wonderful treat.

The cork held up beautifully on this wine when I opened it. It poured ruby red, and did not look like a 10+ year wine. The scents from the glass were balsam, black fruit, cherry and a bit of earth. The wine was layered and long. There was still a bit of glycerin which was surprising after all these years. There were still sufficient tannins - though softer then in early life - that leads me to believe this one has 5-7 years left to drink.

Overall, this was a wonderful bottle of wine.

This producer always has a consistently good bottle from year to year. In the great years, this bottle is one that you should stock up on. With 2007 being compared to 1998 as a vintage, I may have to pick up some for the cellar.

Bethesda Lane is one of the newer parts of the vibrant Bethesda "Downtown". Built on the land once occupied by Giant Foods, it is a lovely pedestrian street with restaurants, shops and retail. Cork and Fork is a lovely store selling wine and specialty food.

Every Saturday they have wines open to taste from 3pm to 7pm. With knowledgeable owners and representatives from local wine wholesalers, this is a great spot to taste different wines and learn a bit about wines of the world.

Hewitson - "Ned and Henry" - Barossa Valley - Australia – 2006

Shiraz / Mourvedre Barossa / $22 - $30

Although Australian wines are often labeled by the critical press as "Over the Top", they are still some of the finest values to be found for frugal wine lovers. Consistently delivering a lot of wine for the money, there are some gems to be found that should be on the top of every wine lovers list.

Hewitson is one of my favorite producers in the Barossa Valley. With 8-10 different wines released each year, they are consistently good year to year. Hewitson is one of my "Go-To" producers when I am looking for a wine to impress.

Ned and Henry is a lovely shiraz with a touch of mourvedre blended in for balance. Named after the estates two sons, this wine is big, rich and fruit forward. Those that like Aussie reds will love the balance and richness of this red.

It pours purple and the color is saturated. The nose is gobs of black fruit, red fruit some vanilla and licorice. The wine tastes of black fruit, plum, cola and finished with a hint of nut and earth. This is a medium bodied wine with a decadent feel.

How much can you expect to pay for this decadence? I found this wine on-line for $21.00. If you buy it retail, you can expect to pay up to $30. Even at $30, this is a lot of wine for the money. Most importantly, it is a bottle of wine that will not disappoint. I could easily see folks that taste this wine blind assume it is a $50 bottle of wine.

This wine is imported by John Larchet who owns "The Australian Premium Wine Collection". Any time you see this neck label, I can promise you it is attached to a wonderful wine. I had the chance to taste the entire collection last year with Josh Raynolds of IWC. There was not a bad wine in the bunch.

Maybe the best part of this review today is not specifically this review, but the recommendation to look out for this neck label when searching store shelves for a wine. It may be cheating, but I promise you that you won't go wrong.

Bethesda Ranked Second Healthiest City in America for Women

SELF Magazine has ranked Bethesda as the Second Healthiest City in America for Women. Topped only by Burlington, Vermont - Bethesda was given this honor based largely because it is a SAFE city for women to live.

The story specifies that the area has a much lower percentage of violent crime, rape and traffic accidents that are fatal. Kudos to the Montgomery County Police who are largely responsible for keeping crime low and public safety a top priority.

Every once in a while a bottle of wine falls through the cracks. The more wine you have, the easier it is to lose one in the mix of racking and case boxes. Annually I go through my wines to try to find these sneaky bottles and get them back to where they belong.

Sometimes I am highly disappointed when I find a nice bottle of wine and realize it has been lost too long, and is probably too old to enjoy. This is a bigger problem with white wines that generally have a much shorter shelf life.

Two years ago I came upon a bottle of Spanish Rioja from Marques de Caceres while organizing my racks. It was a "Riserva" bottling from 1987. I remember purchasing this while in Spain with my wife in 1992. These wines are generally released late, after cellaring at the estate from 3-5 years.

I probably spent $20 on this bottle in 1994. At that time, this was the upper range of what I was willing to spend on a wine, and an indulgence. I thought it would be a nice bottle to open a few years later to remember the great time we had in Spain.

Well, the wine was put on racks when we got back to Annapolis waiting for the appropriate occasion. In 2000, my family an I moved to Potomac, Maryland - and all of the wines got packed in mixed boxes for the move. Once we got into the new home, the boxes (About 50 boxes) sat against the basement wall.

As they say - Best laid plans......the boxes stayed against the basement wall until I build my wine cellar 3 years ago. At that time all of the wines were racked, catalogued, and organized to a degree so I could find the wines I was looking for. This poor Rioja popped out of a box - already 17 years old.

I put this wine and about 20 other bottles on a rack outside of the wine cellar to make vinegar. (Like I have time to make vinegar). There they have sat for 3 years - lonely, dusty and neglected.

Last week I invited some good friends over for wine, food and fun. While trekking down to the cellar for some more wine, my friend Fernando saw the neglected bottle of Rioja on the Vinegar shelf. When I told him the story, he wisely said "Why don't we open it?". Worst case would be it was bad, and we could dump it out. What a fabulous idea!

With much fanfare we opened the bottle. After carefully removing the cork (Which was in remarkable condition), a quick sniff led me to believe we may have gotten lucky. I poured the wine - a little darker then a normal Rioja - but this was older then a normal Rioja. I smelled dark fruit and a touch of prune on the nose. The wine tasted great. The fruit was still there - blackberry, currant and red bramble fruit mixed with leather and a bit of sherry. The wine was certainly beyond its prime. It was very thin and not near as supple as a peak Rioja should be. For 20 years old, it was a winner.

So what is the lesson in all of this? First of all, never assume a wine is bad. It is always worth giving it a try. My friend Fernanado and I now have a good story to share regarding a great night with friends, and a fabulous Rioja that was long left for dead. Depending upon how a wine is stored, you can sometimes get longer life then expected from a wine. If you have a strong vintage, the tannins in a wine may preserve it for much longer then you expect. Once in a while, there is no explanation. Even after sitting for 3 years on the Vinegar shelf, this humble Rioja had its 15 minutes of fame.

Bethesda has been named the most educated small town in America!

With over 50% of residents over the age of 25 holding advanced college degrees, it handily beats most other small towns in the US. With NIH, The Smithsonian and the military - this suburb of the Nations Capital is a SMART choice as a place to live.

Other small towns that made the list are Wellesley, Mass., Palo Alto California and local neighbor, McLean Virginia.

Board Meeting - Date Changed to 10/17

Door Locks

All door locks have been oiled to improve their operation.

Security

The rear door has been completely repaired, the garage door is now closed 24X7 and the trash room will be locked when vacant.
Door entries have been changed to unit #'s instead of names. Be aware of opening the front door for strangers.
The police now know the car of the suspected thief and are on the lookout but personal vigilance goes a long way.

Landscaping Update

In the next few weeks new bushes and a tree will be planted in the area above the brick wall in the park. The two grassy areas with weeds will be replanted with a hardier plant.

Recycling

In-unit bins will be delivered next week.
New recycling posters -- more materials now accepted.

BE ALERT - Bethesda Burglaries Focus on Condos

There has been a rash of burglaries in Bethesda area condos since the middle of August of this year. The latest report was as recent as October 6th. The Montgomery County Police have issued a warning to all of the condominiums in Bethesda. There have been reports of a man entering buildings during the day through unlocked entry doors and looking for unlocked units to steal from.

In two of the reported incidents, the burglar entered the condo while the unit owners were home. He fled once seen, and has been captured on surveillance video in an elevator. He is known to carry a black backpack and once in the building travels from floor to floor.

The suspect is a Black male, 25-50 years of age, 5'9 to 6.0' and approximately 170 to 190 pounds. He is bald and wears glasses.

PLEASE be sure to lock any exterior doors you exit. Do not PROP open doors - please use your keys. Be VIGILANT. Report unusual activity, and question those that are not residents if walking through the building.

Parking Lot in Bethesda to Temporarily Close in November

Beginning on or about November 1, Bethesda Parking Lot 31A, which is located south of Bethesda Avenue and east of Woodmont Avenue, will be temporarily closed for about 60 days to relocate utilities. The lot will reopen in January 2010. Lot 31A is the smaller lot across the street from the much larger Parking Lot 31, which will remain open.

In the spring of 2011, Lots 31 and 31A will close for the construction of a new underground parking garage.

Friday Wine Review ! - Juan Gil Monastrell - 2006

When you love wine, you can't help surrounding yourself with others with the same passion. I meet quarterly with friends in Virginia to taste wine, eat good cheese and most importantly catch up on each others lives.

Two weeks ago Barbara hosted our quarterly event. The theme was blue cheese and our favorite wine since out last meet.

We had a fantastic time, as usual, but Barbara sent me home with a bottle of wine she was very impressed with. She and I have similar tastes, so I could not wait to try it out.

This wine poured a beautiful dark purple and coated the glass. It had smoky earth, blueberry and violets on the nose. It smelled delicious. The wine was medium bodied, typical of a Jumilla monastrell. The flavor notes were black cherry, tobacco, with dusty tannins. It had good structure and was multi layered. The wine is delicious.

All of the major reviewers gave this wine 90+ points. It has enough structure to last a few years in the cellar, but may be too tempting now. What a great gift, and impressive wine.

The most impressive feature of this wine is the price. I have found it as low as $16.99 online. You can find it locally in DC from $18-$22. Don't miss this budget beauty. Back up the truck and buy it by the case!

The Market is still Brisk!

Unit #301 went to settlement on October 9th. The sales price for this 732 square foot unit was $357,800. ($488 per foot). This unit was on the market for 111 days. This is not a bad marketing time for a unit in the lower 3 floors. This unit sold for 96.7% of original sales price.

The market in Bethesda is still good and has maintained its vigor. The competition from new condos in the area has cut into the market a bit, but the Crescent Plaza location is still a winner.

I predict the next unit to sell will be #618. Keeping my fingers crossed!

Friday Recipe - Bo Ssam - Asian Inspired Pulled Pork

I am a big fan of the Atkins diet, so I am always looking for protein laden meals that can be shared with my family or invited company. This recipe is an Asian inspired version of pulled pork. Rich, tasty and although requires some time to prepare, is very easy.

There is not bread required with this dish, instead, Bibb lettuce leaves are used as the "bread". Very carb conscious and good for the Atkins diet.

This keeps very well as a leftover, and can be re-served with your favorite bar-b-que sauce for more traditional pulled pork.

Bo Ssam

Ingredients:

Serves 6 to 10
1 (8- to 10-pound) bone-in pork shoulder or pork butt
1 cup granulated sugar
1 cup plus 1 tablespoon coarse salt
7 tablespoons light-brown sugar
1 cup Ginger-Scallion Sauce, for serving
1 cup Ssam Sauce, for serving
2 cups steamed short-grain white rice, for serving
3 to 4 heads Bibb lettuce, leaves separated, washed well, and spun dry
Sea salt

Directions:

Place pork in a large bowl or roasting pan. In a medium bowl, mix together granulated sugar and 1 cup coarse salt. Rub sugar mixture all over pork and cover bowl with plastic wrap; transfer to refrigerator for at least 6 hours and up to overnight. Pork will look "cured" the next day. Rinse off salt sugar mixture, discard and accumulated juices from pan and return pork to Roasting pan.

Preheat oven to 300 degrees. Transfer roasting pan to oven and cook, basting every hour with rendered fat in roasting pan, until meat is tender and easily shredded with a fork, about 6 hours.
Meanwhile, in a small bowl, mix together remaining tablespoon coarse salt and brown sugar; rub mixture all over pork.
Increase oven temperature to 500 degrees. Return pork to oven until sugar has melted into a crisp crust, 10 to 15 minutes. Serve hot with ginger-scallion sauce, ssam sauce, rice, lettuce, and sea salt.

Weekly Wine Review - Casal Garcia - Vinho Verde - $9

About once a month I am asked to assist with choosing wines for a wedding. Usually I am asked to suggest "Good, but Inexpensive" wines for the bar and tables. Vinho Verde is always one of my top suggestions for white.

You can't beat Vinho Verde for easy drinking. Literally translated as "Green Wine," this Portuguese beauty, for me, is a white wine staple. Light, refreshing and inexpensive; this wine will change your perception of cheap white wine. It is a low alcohol classic that never ceases to surprise me.

This wine is wonderfully crisp and refreshing. It is light bodied with plenty of acid. It is easy to pair with most snacks and grilled food. Reminiscent of a Sauvignon Blanc, it has a nose of lemon and lime, fresh grass and a touch of earth. The wine is slightly effervescent. This is the trademark of a vinho verde. It tickles your tongue.

It is a simple wine. Light colored with little body, this wine is easy to quaff. The citrus is refreshing on the front end. There are also some tropical fruit and mineral notes on the finish, with not a lot in the middle. This wine should be served cold.

This wine is generally made from loureiro, trajadura and albarino grapes which are indigenous in Portugal. If the map looks like a persons face in profile, the wine is produced by the eyes and forehead.(See Map) The blend varies from producer to producer, but always includes these varietals. This wine is called Vinho Verde, because the wine is meant to be enjoyed while young. It is important that you check the label to be sure you are buying the latest available. Currently, you want the 2008 vintage.

The vintage on this wine is not found on the front label. You have to turn the bottle around and look for an important looking seal. Within the seal, it will tell you the vintage of the wine. The last time I reviewed a vinho verde, I got lots of e-mails from readers telling me how disappointed they were in the review. When we investigated further, we found they were drinking wine that was 2-3 years old. Believe me, you will love this wine. If you don't, I will give you odds that the bottle you have opened is old.

Have I told you the best news? Brace yourselves. This wine is less then $8 per bottle. You can find it as little as $5.99 if you look hard enough. At this price, you should be buying it by the case.

Vinho Verde is the Rodney Dangerfield of summer wine. Because of it's low price, it "Gets no respect." Don't wait as long as I did to try it. You will be glad you did!

UNDER CONTRACT! Unit #804

This past week unit #804 went under contract in Crescent Plaza. This 732 square foot unit faces Woodmont Avenue and was listed at $385,000.

This unit is one of the Pie shaped units with a more contemporary design. With a dual entry full bath, this floorplan has always been a popular design with buyers.

The contract on this unit is contingent upon review of condo docs until 10/8. I'll share the final sales price once this unit goes to settlement. The last unit of this style to sell was Unit #904. This unit settled for $385,000.

For any of us that live and work in Bethesda, this headline comes as no surprise. Bethesda has always been the place to live for the rich and famous in the DC area. To be ranked 11h Nationally is a surprise, and goes to show how the D.C. Metropolitan area has grown over the past few decades.

Bethesda is not the only tony suburb in our area. McLean(Va) was listed as #8, Potomac(Md) was listed as # 7 and Dranesville(Va), between Great Falls, Tysons Corner and Reston ranked #22 Nationally.

Who says the market is slow?

Unit #517 went to settlement on September 22nd. The sales price for this 714 square foot unit was $372,000. ($521 per foot) This unit was only on the market for 26 days which is a good indication that Crescent Plaza is still a hot ticket in Bethesda.

The condo sold for 98% of its list price which was consistent with the last sale in the building. Unit #904 sold in 21 days at $385,000 ($525 per foot) which was within approximately 4% of the initial list price.

The market is good and getting better. There are still a limited number of purchasers looking at any given time. Pricing your unit correctly is still very important. If not priced correctly, the home will languish on the market and ultimately sell for less.

Lebowski Fest - The DUDE comes to Bethesda

SAPHIRE CAFE - Steak and Cheese Eating Contest - Results

While walking through Bethesda today I was drawn into South Street Steaks on Cordell Avenue. With the best Steak and Cheese served outside of Philly, I couldn't resist having lunch there. In Philly lingo - I had a cheese steak wit onions - CheezeWiz - plus sweet peppers on top. Wow...delicious.

While there the owner asked me if I was covering the WHIZ BOWL IV. A Steak and cheese eating contest? Wow...I was intrigued.

So, here I am at the Saphire Cafe @ 7940 Wisconsin Avenue waiting for the festivities to begin. With three whole steak and cheese subs lined up ready for consumption, the contestants cannot possibly imagine the world of hurt they will be in when it is all over.

For the first prize of $250, is it worth feeling miserable for the rest of the night? God help the 2nd and 3rd place contestants!

The contest started with everyone pounding down the cheesesteaks. After the first few were consumed, it became a two man contest. Both guys were eating faster then we could keep count. To keep tally, there was a female judges behind each contestant with crude paper signs indicating how many subs were consumed.

When the 15 minutes were up, the final tally for the winner was EIGHT and one half subs. It is hard to fathom how someone can consume over 8 subs, when the small sub I consumed four hours previous was still making me feel stuffed.

Congratulations to Phil "The Fury" Fiore. Tall and skinny, I don't know where this kid put it. A University of Maryland student from Randolph New Jersey, he was slightly behind until the last few minutes. When the final seconds ticked off, he was crowned the winner. I am just wondering how all of the contestants are feeling this morning.....Yikes!

LIVE MUSIC ! Flanigan's Harp and Fiddle

One of the greatest advantages to living in the Bethesda area is the wealth of Arts and Entertainment available, most often for free. Flanigan's has been around for over 20 years. Originally, it was located in the basement of what is now the Lionsgate Condominium. When the property was sold to construct the Lionsgate, Flanigan's moved and renamed itself Flanigan's Harp and Fiddle.

Change is good they say, and for Flanigan's it was fabulous. What was once a dark basement bar - a dive - with the expected odor of stale beer and worse, has reinvented itself. A lovely upscale location has brought in all the regulars from years past, and a new throng of fans. Irish themed, there are few bars that pour a better pint of Guinness. The food is typical pub-grub, it will fill your belly, but is not haute cuisine

The real beauty of this local bar is the music. The venue is small, and is a wonderful - intimate place to hear music. Check it out. Have them pour you a pint, and see how great our local music scene can be!

Bethesda Row Arts Festival - Street Closures

Since 1997 The Bethesda Row Arts Festival has been pleasing art lovers in the Bethesda area. On the weekend of October 17th and 18th the 12th annual Art Festival will give local artist a chance to shine.

This festival has been attended by over 200,000 people since its inception in 1997. Over 180 artist will man booths to transform Bethesda's designated art district into a fabulous gallery. On display will be the finest in: ceramics, drawings, fabrics, glass, graphics, jewelry, metalwork, paintings, pastels, photography, printmaking, sculpture, wood and mixed media.

There will be many artists that have participated in this festival since it started in 1997. There are others that will just be cutting their teeth as new members of this Fraternity. You can click on this link for a list of participating artist. Be sure to see if your local favorite will be in attendance.

The Festival is also a fundraiser for charity. This is from the Bethesda Row Arts Festival Website: "The Bethesda Row Arts Festival raises funds and awareness for the NIH Children’s Charities, which include The Children's Inn, Camp Fantastic/Special Love, Inc., and Friends of the Clinical Center. WALKABILITY ! The new buzzword

WALKABILITY! This is going to be the new buzzword for urban real estate. As was reported last week, Crescent Plaza has received a PERFECT score of 100!

I will keep you apprised of the evolution of WALKABILITY in the Real Estate world. As this concept becomes more ingrained in the consumer's search criteria, it can only mean rising prices for Crescent Plaza.

Speed Cameras Replaced in Chevy Chase

Chevy Chase has replaced its existing speed cameras with expensive, latest generation, "Laser" cameras. This will allow them to catch more then one driver at a time if speeding in Chevy Chase village.

The funds raised by these fines are supposed to be used to increase public safety in Chevy Chase village. Fox 5 DC news reports that the funds are actually being used to fund capital improvement projects and buy new lockers in the police department locker room.

Real Estate Broker Gerry Dunn, who often lists and sells units in Crescent Plaza, has been called a speed camera "watchdog" in the DC area. He is interviewed for this news report. You may recognize him as the agent that often holds open units for sale in the building.

The best advice this post can offer is to drive the speed limit in Chevy Chase. Big Brother is alive and well and looking to ticket you if you choose to speed!

Bethesda Central Farm Market

We are in the midst of harvest season for most local farmers. It is worth checking out the Bethesda Farmers Market on Sunday mornings from 9am to 1pm. The market is set up in the parking lot along Elm Street adjacent to Jaleo.

It is scheduled from June through October, with in season offerings changing each week. Look for the last of the good tomatoes over the next few weeks.

The market is not the largest in the area, but it is worth getting there early for first choice of just picked produce and fresh fruit. It is so difficult to ever eat tomatoes again from a supermarket after slicing and salting a fresh Heirloom variety from the farm.

The "Taste of Bethesda" is one of my favorite annual festivals. This year it will be held on October 3rd from 11am to 4pm. Walkability? Crescent Plaza is PERFECT !

All of us are aware of the real estate adage "Location, Location, Location". The physical location of the property effects every aspect of marketing and sale. In Chevy Chase, Bethesda and most close in suburbs, Walkability has become a buzzword with potential buyers.

A new website has been developed to provide buyers with a objective analysis of how walkable a property is. This site, Walkscore.com , will allow you to compare various locations to determine how convenient they are to shopping, restaurants, public transportation and city conveniences.

If you live in Crescent Plaza, you already know how convenient the location is to all amenities. You will be pleased to hear that Crescent Plaza was awarded a perfect 100 for walkability.

What does my score mean?

Your Walk Score is a number between 0 and 100. Here are general guidelines for interpreting your score:
90–100 = Walkers' Paradise: Most errands can be accomplished on foot and many people get by without owning a car.

This beautiful 1BR unit settled on July 21st, 2009.

With one bedroom and 732 square feet, this is one of the larger one bedroom units in the building. It has a balcony with a lovely top floor view over the entry to the building with nice natural light and spotless parquet floors.

This condo unit showed beautifully. The owner built a media wall to hold books, stereo and flat panel television. The consolidated shelving was wonderfully efficient use of space, and made the unit seem larger then it actually was.

The kitchen was completely updated with granite counters and stainless steel appliances. Metallic back splash contributed to a clean and uncluttered in the kitchen. Open to the living area the kitchen was a focal point in this condo space.

The seller upgraded many of the light fixtures to a track halogen system. Besides providing a modern look, the halogen lights provide a much more natural view in the room. Lights were also upgraded in the bath.

The closet in the master bedroom was built out with ELFA shelving. This provided efficient storage which is always important in the smaller available space that condo living provides.

This unit was initially listed at $399,000. It was reduced after 2 weeks to 389,000 and was under contract in 21 days. The condo sold and settled at $385,000 on July 21st, 2009. Price per square equates to $525.00.
